Sealant is the least glamorous line on any building maintenance budget and the one with the best return. A joint that stays sealed keeps water out of the wall, out of the slab edge and out of the base material underneath. A joint that has failed lets water in every time it rains, and the damage compounds quietly for years before anyone sees it inside.

The work is unglamorous and precise: full removal of the old material, clean and dry substrate, correct backer rod depth, and the right sealant chemistry for the movement the joint will actually see. Caulk applied over old caulk is not a repair. It is a cosmetic delay.

Cut it out, clean it back, rod it properly, tool it right

Every joint starts with total removal. Old sealant is cut out full depth with knives and wheels, and the joint faces are ground, wire-brushed or sand-blasted back to sound, clean substrate. This is the step that separates a ten-year joint from a two-year joint, and it is the one most commonly skipped.

Backer rod then sets the joint geometry. A sealant bead needs roughly a two-to-one width-to-depth ratio and must bond only to the two joint faces, never to the bottom. Three-sided adhesion is why so much caulk tears: the bead cannot stretch, so it splits. Closed-cell or open-cell rod is chosen for the joint, and bond breaker tape goes in where rod will not fit.

Then the right chemistry goes in. Urethane for traffic-bearing horizontal joints, silicone for glass and high-movement facade joints, and hybrid polymers where a joint needs to be painted. Every bead is tooled to force it against the joint faces and to leave a concave profile that can stretch in both directions. We prime first wherever the manufacturer requires it, and we log which product went into which joint so a future repair is not guesswork.
