River City Restoration was built to cover the whole span, because the problems overlap: a settled driveway is often a drainage problem, a spalling garage floor is often a sealing problem, and a cracked foundation wall is almost always a water problem first.

Ian Mann started this company in 2009 after years of finishing flatwork for other outfits and watching corners get cut where nobody would see them. Today we pour new slabs, install epoxy and polished floor systems, seal and replace joints, level settled concrete, and carry out structural repair on beams, columns, footings and foundation walls.

Getting started

Seeing Cracks or Settlement? What Should I Do First?

Before you call anyone, take photos. Get a wide shot that shows the whole area and a close-up with a tape measure or a coin in the frame for scale. If a crack is what worries you, mark both ends with a pencil and write the date next to it. Two weeks later you will know whether it is growing, and that single fact changes the diagnosis more than anything else you can tell us.

Then look for water. Where do your downspouts discharge? Does the ground fall toward the house or away from it? Is there standing water on the slab after it rains? An enormous share of the concrete and foundation problems in this region are water problems wearing a different hat, and the fix is often far cheaper than the one you were bracing for.

One thing not to wait on: a horizontal crack across a foundation wall, a wall that is visibly bowing, or any structural element that is sagging or has exposed rusting steel. Call us the same day. We run emergency shoring around the clock precisely because those conditions do not hold still.

Repair before replace

Lift, Level and Resurface Instead of Tearing Out

A slab that has settled but has not broken apart does not need replacing. Polyurethane foam injection raises it back to grade through holes the diameter of a pencil, cures in about fifteen minutes, and costs roughly half of a tear-out and repour.

The same logic runs through everything we do. A sound slab with a tired surface can be resurfaced. A leaking crack can be injected. A bowing wall can often be strapped rather than rebuilt. We quote the repair and the replacement side by side and tell you honestly which one we would do on our own house.

How soon can you get me an estimate?

Ian walks almost every job himself and books estimates within 48 hours of your call. You leave the appointment with a written, line-itemed price: square footage, thickness, mix design, reinforcement, finish and cure time all spelled out. There is no charge and no obligation.

How long before I can drive on my new concrete?

Foot traffic is usually fine after 24 to 48 hours. Passenger vehicles should stay off for 7 days, and heavy trucks or dumpsters for a full 28 days, which is when a standard mix reaches its rated strength. We can specify a high-early mix that cuts the drive-on window to 3 days when a job cannot wait.

What does concrete work cost in Cincinnati?

Flatwork typically runs from the single digits to the high teens per square foot depending on thickness, reinforcement, finish and how much demolition and haul-off is involved. Structural repair is priced by the scope of the failure, not by the foot. Tear-out, subgrade problems, limited access and winter protection are the four things that move a number the most, and all four are called out separately on our estimates.

What are the common signs I have a structural problem?

Stair-step cracking in block or brick, a horizontal crack across a basement wall, doors and windows that stop latching, sloping floors, gaps opening between the wall and the ceiling, and any crack wider than a quarter inch or actively growing. A horizontal crack in a foundation wall is the one to call about the same day, because it means the wall is taking lateral load it was not designed for.

What is the difference between epoxy, polyaspartic and sealer?

Epoxy is a thick build coat that fills and levels, cures hard and takes color flake well. Polyaspartic goes down thinner, cures in hours instead of days, and holds up far better to UV, so it is the usual topcoat over epoxy. A penetrating sealer does not build a film at all: it soaks in and repels water and salt while leaving the slab looking bare. We will tell you which one the slab actually needs.
